Questions
Buying and investing in Dubai
Why invest in Dubai real estate?
Dubai combines international demand, modern infrastructure, a regulated property-registration system and a broad choice of homes and investment assets. It may offer rental income and long-term growth potential, but returns are never guaranteed. Compare the net yield after service charges, maintenance, vacancy and finance costs before you buy.
What is the difference between freehold and leasehold property in Dubai?
Freehold ownership gives the buyer permanent ownership of the property and the associated interest in the land, with the right to sell, lease or inherit it. Leasehold or usufruct gives the right to use a property for a fixed period—often up to 99 years—after which that right returns to the freeholder. Always verify the title and contract with Dubai Land Department.
Can non-residents get a mortgage in Dubai?
Yes. Some UAE banks provide mortgages to non-residents, subject to lender approval. The bank will assess income, existing debt, age, nationality, credit profile and the property itself. Non-residents may need a larger down payment and additional documents, so obtaining pre-approval before making an offer is recommended.
What fees should I expect when buying property in Dubai?
Budget beyond the purchase price for Dubai Land Department registration, trustee and administration charges, broker commission, conveyancing and any developer NOC. If you use finance, valuation, mortgage registration and bank fees may also apply. Owners should also allow for annual service charges. The DLD sale-registration charge is commonly 4% of the contract value, with the final allocation determined by the transaction agreement.
Can foreigners buy property in Dubai?
Yes. Foreign nationals and non-residents can own freehold property in areas designated for foreign ownership. They may also acquire leasehold or usufruct rights, usually for up to 99 years. Your ownership should be registered with Dubai Land Department and confirmed by an official title deed.
Is Dubai real estate a good investment in 2026?
It can be suitable for some investors, but the answer depends on the specific property and your objective. Assess the entry price, achievable net rent, future supply, service charges, vacancy, finance cost and resale liquidity. Recent market growth does not guarantee future performance; use current DLD transaction and rental evidence and compare more than one scenario.
Can buying property in Dubai qualify you for a Golden Visa?
Property investors with qualifying real estate worth at least AED 2 million may be eligible for a renewable five-year Golden Visa, subject to the current government conditions, valuation and supporting documents. Approval is not automatic, so confirm eligibility with the relevant authority before purchasing primarily for visa purposes.
What are the best areas to buy property in Dubai?
There is no single best area. The right choice depends on budget, commute, lifestyle, tenant demand, service charges and exit plans. Dubai Marina, Downtown Dubai, Business Bay, JVC, Dubai Hills Estate and Palm Jumeirah serve different buyer and tenant profiles. Compare individual buildings using recent sale and rental data instead of choosing by area name alone.
Are there annual property taxes in Dubai?
Dubai does not apply a conventional annual property-ownership tax like many other markets, but ownership is not cost-free. Owners normally pay building or community service charges, while tenants generally pay a Dubai Municipality housing fee through the utility bill. Mortgage, utility and maintenance costs may also apply, and overseas owners should obtain advice about tax obligations in their home country.
Is off-plan property in Dubai safe?
Dubai regulates off-plan sales, but every purchase still carries construction, market and developer risk. Verify the developer and project with DLD/RERA, confirm the project escrow account, make payments only to the approved account, review the SPA and all fees, and monitor progress through Dubai REST. Independent legal review is sensible before signing.
What happens if a rent cheque bounces in Dubai?
The rent remains due. A landlord may serve a formal payment notice and can seek recovery or eviction through Dubai’s Rental Disputes Center if the tenant does not pay within the applicable period. Cheque enforcement and any separate consequences depend on the facts, so the tenant should contact the landlord immediately and both parties should obtain current legal guidance.
